Home Buyer Reports

Non-intrusive visual inspection ideal for conventional properties, in reasonable condition, built within the last 50 years. Also known as a Level 2 Report.

What is a Homebuyers Report

A standard Home Buyer Report details the following:

  • General condition of the property

  • Any major issues with the property that may affect the value e.g. damp, condensation, wet/ dry rot, woodworm etc.

  • Thermal insulation

  • Inspection (excludes testing) of drains, septic tanks etc.

  • Highlight any issues that may require further inspection by a specialist before you buy

 

This is a non-intrusive, visual inspection of all easily accessible areas. The surveyor will not move heavy furniture, lift all floorboards, or clear obstructions.

Who needs a Homebuyers Report?

If you are buying a property in Northern Ireland then you will likely need either a Level 2 or Level 3 homebuyers report. If you aren't sure which one you need, you can take a look at our guide.

The Process

Confirm your Survey

Once the survey has been confirmed with you, we make all necessary access arrangements with the agent/ vendor.

Usually around one week prior to the survey your contract and other relevant information will be sent to you by email.​​

Survey

After the survey is undertaken, we aim to have the report finalised in 2-3 working days

Report

When the report is completed, we will send you the invoice for payment via bank transfer.

 

On receipt of payment, we will send your PDF report via email or if requested prior to the survey a bound paper copy.

Follow Up

Our service does not stop once you receive the report. We encourage our clients to telephone to discuss the report with the surveyor to explain any issues that may have arisen.
